ABSTRACT
Building maintenance is a crucial aspect of preserving building performance, safety, and service life, particularly in educational facilities. This study focuses on identifying the level of building damage and estimating maintenance costs through the integration of Building Information Modeling (BIM) and Activity- Based Costing (ABC) for the IsDB Dormitory Building at the University of Jember. The research methodology includes field observations, damage data collection, BIM modeling using Autodesk Revit 2026, damage level classification, and activity-based cost estimation. BIM is utilized to support damage identification through three-dimensional (3D) visualization, the application of color mapping based on damage severity, and integrated quantity take-off processes to obtain more accurate work volumes. The results indicate that the highest level of damage is found in the architectural components at 0.21%, followed by mechanical, electrical, and plumbing (MEP) components at 0.14%, and structural components at 0.006%, with the dominant damage categories ranging from minor to moderate. Based on the ABC method, the total estimated maintenance cost amounts to IDR 48,771,409, with the largest cost proportion allocated to architectural works. The findings demonstrate that the integration of BIM and ABC enhances transparency in identifying the location and extent of building damage while improving the accuracy of maintenance cost estimation. This approach provides a systematic and data-driven framework to support decision-making in asset management and building maintenance.
